The San Angelo housing market in June 2026 was favoring buyers, but not dramatically. There are plenty of homes to choose from, 746 active listings, and prices have softened a bit, with the median sale price sitting at $251,000. Homes are averaging around 70 days on the market, so things aren't moving fast, but they are still moving.
The sweet spot for activity is the $200,000 – $300,000 range, where most buyers are shopping and most deals are getting done. Sellers who price in that range and price realistically are still walking away with about 96 cents on the dollar.
The bottom line: if you're buying, you have more options and more negotiating power than you did a year ago. If you're selling, the market still works, it just requires a smart price from the start. Preparing the home for success when listing and pricing right are key for sellers at this time.
