MARKET REPORT & INTEREST RATES

May is coming to a close so it is time to look back on the sales activity compared to last year. During the month of May, we are just below sales figures from May 2024. This year, there were three fewer sales and a little over million in volume short of last year. The numbers are similar for all of 2025 vs. 2024. We are closing fewer transactions but prices have been higher which has resulted in more volume closed. Just looking at the past couple weeks, which has featured up and down interest rates, Over 80 properties have closed and 75 have accepted offers.

The bond market still does not know where it is going which has kept mortgage rates guessing as well. There have been drops the past couple of days which could help with activity to close out the month. The Fed meets in mid-June and it is expected that they will hold steady and not lower the Fed rate. There are still 3 rate cuts predicted for 2025 and they can't come quick enough!
