Spring has arrived in West Texas—and along with the wildflowers and unpredictable weather come two things you definitely don’t want to ignore.
Appraisal Notices Are Here (Like a Surprise Bill You Didn’t Ask For)
Yes, your Tom Green County property appraisal notice has likely made its way to your mailbox. If you took one look at it and nearly spit out your sweet tea, you’re not alone.
Good news: you can protest it—but you’ve got to act fast. The deadline is May 21 (check your notice for your exact date).
Head over to tomgreencad.com to find your current value and get the protest form.
Haven’t Voted Yet? You’ve Got One More Shot!
Early voting is wrapped up, but Saturday, May 3rd is your last chance to vote on bonds and local elections. If you’re still on the fence, consider this your friendly nudge—or an aggressively polite shove—to show up and be counted.
Why This Matters for Real Estate
Whether you’re a homeowner, investor, or thinking about buying, both of these deadlines can directly impact your wallet and community. Your property value affects your taxes—and your protest could save you money. And those local elections? They shape everything from school zones to infrastructure—key factors in property values and market trends.
In short: stay active, stay informed, and protect your investment. Real estate isn’t just about buying and selling—it’s about being part of the bigger picture.

MARKET REPORT & INTEREST RATES
There have been a lot of questions about the real estate market lately. It is fairly apparent that there has been a spike in home sales during the month of April. Although we are still short of our sales numbers from April 2024, the rain and cooler weather has brought out the home buyers. In the past two weeks there have been 70 properties under contract and 99 closings in our MLS. There will probably be a few more closing before the end of April. Inventory is still hovering around 500 homes for sale in San Angelo. Here is a look at activity in popular areas of San Angelo.

We had a decent drop in average mortgage rates yesterday and the bond market has been falling since. The bond market helps set mortgage rates and it is down over the last two weeks.
