MARKET REPORT

With inventory up, we are seeing sales stay up with levels from 2023. So far this year there have been 190 closings through the MLS and 138 of those were residential homes in San Angelo. The average price is at $280,000, which is exactly what it was all of last year. The days on market for those sales is up to 110, which is around 20 days higher than last year. Sellers are taking offers 1% less compared to their asking price at 96%. The type of purchase is pretty even out of the 138 home sales. Cash, Conventional, FHA and VA have all had at least 30 closings.

INTEREST RATES

The 10 yr treasury yields have been falling since last week. This has dropped mortgage interest rates to their lowest level since early December. The next inflation reading and Fed meeting are not scheduled until mid-March. Hopefully the FHA & VA rates can get into the 5's by then. These types of loans are generally used with first time homebuyers and home buyers being stationed and Goodfellow.
