February is right around the corner, and with it comes one of the most anticipated events in our area—the 2025 San Angelo Stock Show! This annual tradition is more than just a showcase of livestock; it’s a celebration of the hard work, dedication, and heart of the young people in our community.

In San Angelo, livestock isn’t just part of our history—it’s part of our identity. Agriculture and ranching have shaped our culture, fueled our economy, and connected us to the land for generations. The stock show is a wonderful opportunity to spotlight the importance of livestock and agriculture in our area, while also supporting the next generation of leaders in this field.

For the kids who participate, the stock show is much more than a competition. It’s a chance to learn life skills like responsibility, time management, and perseverance. Whether it’s raising a steer, sheep, pig, or another animal, these young exhibitors pour their hearts into their projects, balancing school, family, and their livestock commitments. The experience teaches them the value of hard work and gives them a sense of pride in what they’ve accomplished.

As a community, it’s our job to cheer them on and show our support. Whether you stop by the event, participate in the auctions, or simply offer encouragement, your presence makes a difference. Let’s rally behind these kids and wish them the best of luck as they show off their efforts and represent the spirit of San Angelo.

MARKET REPORT

The real estate market in San Angelo has been gaining steam to start 2025. In the past two weeks there have been over 80 properties that go from "for sale" to "under contract." The market has not seen these pending numbers over a two week period since the Summer. All different price ranges have been moving including many over 500k. Although the Fed did not move their rate earlier this week, we have still seen a small drop in Mortgage interest rates. There has been a good number of new homes hitting the market to offset these accepted offers. We are still sitting at 500 homes for sale in San Angelo.

INTEREST RATES

It has been a good week for the 10 yr treasury yield and mortgage rates. The Fed did not reduce their rate at the meeting this week but the bond markets had a positive reaction. Shelter costs, which make up a large portion of inflation indicators, have been coming down in the past few months. This Spring, the 2024 shelter costs will begin to fall off and will be replaced by these better looking numbers.  This could help get inflation real close to the Fed's 2.0% target. At that point there may be some downward movement in the mortgage rates. Again, this is a moving target so all this could change or be confirmed in the coming weeks.
