Just this week, news broke about a significant AI data facility set to open. And the big news for us, is that the new facility will be located in Abilene, TX! Abilene is already home to a data center that can be upgraded to accommodate this ambitious project, which is backed by OpenAI, SoftBank, and Oracle.

Here in San Angelo, there’s an unused data center at the corner of Knickerbocker and Sunset. Owned by USAA, the property has been listed for sale by JLL for several months, though the price remains undisclosed.  See the listing

While it’s unclear if the investment in Abilene will directly impact San Angelo, it certainly won't have have any negative effects. In fact, I’m hopeful that this new economic activity in the region might eventually bring some benefits to our city as well.

MARKET REPORT

As of Wednesday we still have less than 500 homes for sale in San Angelo. This amount of inventory is good for January but could hurt the market as we move into Spring. There may not be enough homes available when the selling season kicks off in March. The selling season is typically March through July when we generally see the most home sales. So far this year we are holding steady with homes selling at the same pace as they were in November and December. There are about 25 homes going under contract every week. According to bankers and agents, this number is going to increase. Buyers seem to be ready to jump in the market despite the current interest rates. The writing is on the wall that as rates come down this year and next, prices will increase even further. Locking in that initial sales price could be the best way to create future home equity.

INTEREST RATES

The mortgage world has had a slightly positive performance this week after many executive orders were issued. Rates ended last week better and have continued the streak. Treasury yields have dropped as well. It is still too early to tell what will happen with interest rates this year but so far we are on the right path. Here is a graph of the current average rates and the rate for FHA this year. We are down from the high about a week ago. Mortgage lenders and bankers have seen an increase in applications this year. That is a great sign!
