INTEREST RATES

San Angelo Mortgage Rates

Mortgage rates have had a good week so far but treasury rates are on the rise as of Wednesday. Jerome Powell said during an interview this week that he expects at least another 1/2 point drop in the Fed rate this year. Positive inflation data that is coming in looks positive as well. This is great news if we end up seeing it. 

The longshoremen strike could hurt the economy in the coming weeks and this has economists a little worried. If this strike ends fairly quickly it does not seem like there will be too much damage done to prices. Let's all hope they can get to the mediation table and come to an agreement.

On another note, we have seen buyers getting approved with some great interest rates lately. Mortgage rates in the 5's are historically great and still are now that we have seen the alternative. If you have thought about making a move, purchasing for the first time or just have a question...  let me guide you through the process! 

MARKET REPORT  

We made it through the third quarter of the year and sales are pretty darn good considering the increase in interest rates this year. These stats are for San Angelo residential sales only. There have been 1,085 closings this year. The median price is $254,000 and price per foot is around $154/ft. Median days on market show 64 but the average is 107. 

Homes are definitely on the market longer than in previous years. The number of sales are down this year but values are maintaining for the most part. It really comes down to the seller's motivation. While some are fine waiting for the right price, others are taking advantage of today's offer and trying to make up the difference on their next purchase. The housing inventory has increased to a point where you don't have just a couple houses to look at in your preferred area or price range.

There are currently 526 homes for sale plus another 156 under contract in San Angelo. Here is a breakdown of price ranges as well as a link to check them out.
