If you’re looking to get lost this fall (in the best way possible), the Circle S Corn Maze and Pumpkin Patch is back! Running from September 28 to November 2, this festive hotspot, located at 7305 Bean Road, north of Spring Creek Products, is ready to entertain the whole family.

The 4-acre corn maze is the star of the show designed to celebrate the 75th anniversary of Peanuts. So, if you’ve ever wanted to channel your inner Charlie Brown while wandering through towering cornstalks, this is your year. But don’t worry, Lucy won’t pull the football away from you here!

In addition to the maze, there’s a pumpkin patch offering over 30 varieties of pumpkins (yes, even the ones perfect for Social Media!). Kids can enjoy new activities like the “Circle S Express,” a barrel train ride, and you can test your aim with the corn cannons or just vibe in the tetherball playground. There’s even a “you-pick flowers” experience — get your blooms while they last!

Food and drink stands will keep you fueled up as you conquer the maze and take part in all the fun. Admission to the farm is just $2, with additional fees for the maze and VIP perks. FMI go to Circle S Acres.

• Thursday & Friday: 5 p.m. – 8 p.m.
• Saturday: 11 a.m. – 8 p.m.
• Sunday: 1:30 p.m. – 6 p.m.

INTEREST RATES

It was widely reported that the Federal Reserve reduced the Fed rate last week by 1/2 a percentage point. This Fed rate is how much banks are charged for borrowing funds. That was great news but we are not seeing the same reduction in mortgage rates. The reduction in rate had already been built into the mortgage rates prior to the decision. The treasury yields, which mortgage rates tend to follow, have seen a small uptick over the past few days. Now we wait for more inflation data to come in and the last two Fed meetings of the year. These meetings occur in November and December. There is a good chance that there will be one or two more rate reductions. 

The national average mortgage rates are still very competitive and a considerable savings on what we were seeing over the Summer. 

MARKET REPORT  

It has been a solid week for home sales in the MLS. In the past SEVEN DAYS there have been 79 new listings, 44 closings and another 33 go under contract. Inventory in San Angelo continues to rise in all price ranges. There are now 517 residential listings for sale in town. There are now more homes for sale in just the 200-300k price range than we had on the market during covid. 

New construction homes have seen an increase in activity this month. We currently have 19 homes pending sale and 90 more on the MLS. Forty-one have closed over the past three months. Below is a breakdown of new construction activity over various price ranges.
