Consider this, in 2018 the typical FSBO home sold for $217,900 compared to $295,000 for agent-assisted home sales. Home sellers that choose to sell without an agent may find themselves more emotional about the negotiating process. This can lead to uncomfortable or difficult situations during the negotiating process. An experienced agent may also recognize warning signs that would not be picked up on by a homeowner during a negotiation process. And they know the pulse of the market, they know which terms are worth negotiating for and which aren’t. Homeowners may not realize which closing costs the buyer typically pays and which are paid by the seller. Your Realtor knows the ins and outs of the transaction, so while they can help you take the emotions out of selling your home and ensure it’s marketed properly, they will also help you avoid future legal risks. Without proper documentation and disclosure you expose yourself to risk that an experienced agent will help you avoid.
